COMMERCIAL MORTGAGE AND FACTORING QUESTIONS:
How much can I borrow? This depends on a number of factors. For example: With a commercial mortgage, typically up to 85% of the property value can be arranged without additional security for amounts up to £500,000. For commercial mortgages over this amount the maximum loan to value, without additional security, is 80%. With additional security we can help arrange up to 100% mortgages. For professional practices e.g. doctors, accountants, solicitors etc. we can normally arrange 100% mortgages without additional security. Please note for leasehold premises the LTV is lower unless the remaining lease is at least 40 years. With the right criteria there is no minimum and no maximum for commercial mortgages. The length of time to repay a commercial mortgage is normally up to 25 years but this can be as long as 30 years. Apply for a commercial mortgage For leasing products (Asset finance), not to be mistaken as leasehold property, we can usually arrange funding up to 100% without security. Repayments would take the form of (3 + 35) payments although up to 7 years can be arranged. Apply for Leasing Factoring applications. We can arrange an advance of up to 90% of the invoice value on all of your invoices you issue. The balance less a fee and interest is then paid when your customer pays. Homeowners requiring additional funding could also apply through our Personal Finance Site for a secured homeowner loan. Over what period of time can I spread my loan? This depends on the type of financing you require. Commercial mortgages can be any length from 3 - 30 years. Leasing (Asset finance) is 1 - 7 years and bridging loans are 2 months - 12 months. Are fixed interest rates available? When you lease an asset you are guaranteed that the monthly payments will not alter. With our commercial mortgages you usually have an option of: 1) Interest only If you have a preference for any of these options you can discuss it with the lender once you have applied and we have submitted your application. Are there any fees charged? We do not charge you any fees for our part in your loan application process. Unlike most of our competitors, if we can place your loan with a main high street lender we will not charge you any broker fees for this service. If we are unable to place your loan with a main commercial lender we will refer your loan to an associate of ours. This associate may then charge you a broker fee. We guarantee that we will not charge you any extra for the work that we do on your behalf. What assets can you fund? Commercial loans (No minimum & No maximum) amounts and most types of commercial property can be funded. Leasing. All types of plant equipment considered e.g. plant, industrial, vehicles, computers and equipment. Generally whatever commercial funding you are looking for we can help. Please see our Guide section for more information or click the Apply button to start your application. Is the application confidential? Absolutely. Your loan application is treated in the strictest confidence. We will not share your information with any other party other than those necessary for obtaining you a loan. Are any restrictions placed on how I can spend the money? Generally with a commercial mortgage you would use the funds to purchase a property but for re mortgages most purposes are suitable. We can finance anything but we need to know in advance what the purpose of the loan is. Particularly if you are interested in leasing an asset. What if I want to settle the loan early? This is usually not a problem. You just apply for a settlement figure. This will usually include some early redemption penalty but this depends on the commercial lender. Can you offer a 100% commercial property or business loan funding. This is not an easy question to answer as it depends on your circumstances. For assets other than property this is not usually a problem. Generally 85% LTV (Loan to value) for property or for buying a going concern business using a commercial mortgage can be secured for amounts up to £500k with no other security. This also applies to leasehold premises that have a remaining lease of at least 50 years. For leasehold premises with a smaller lease, additional security would be required for amounts over and above the 50 - 60% LTV level. For amounts over £500k and above 80% LTV, additional security would be required in all cases. With sufficient additional security and ability to pay, a 100% commercial mortgage would be possible. The only exception to the above is if you are operating as a professional practice e.g. doctors, solicitor or accountant. For these types of business a 100% LTV commercial mortgage is available with no additional security. Please be careful of some finance companies that promise to deliver a 100% mortgage with no security for other types of trades. This in our experience is not possible. If you are being offered such a mortgage then our advice would be not to pay any up front fees until you have had a valuation and seen proof that you are being offered the amount you require. Some broker fees are non-refundable. We do not charge you any broker fees for our service. What we do promise you is funding from a reputable lender panel and we will do our best to secure the amount of finance you require. Simply telephone our office or apply online again and we will gladly supply you with a quotation for a further advance for your commercial mortgage, leasing, bridging loan or factoring requirements or for any other type of commercial finance. How long will the loan take to arrange? This depends on the type of commercial loan you have applied for. It may be necessary for the lender to view account information or bank statements (Although not always) but generally once all of the requested information is submitted to the lender(s) the whole process can then be completed and the money paid very quickly and because we are here to help you we will make sure that you receive your funding as soon as possible. What interest rates will I pay? This is not a question that is easy to answer as it depends on so many factors e.g. for a commercial loan/mortgage the following may help determine your rate: LTV (Loan To Value), previous experience, status, accounts available etc. This list is by no means complete. For commercial mortgages, most of our customers achieve 5.75% - 10.95%. Generally with a low LTV and a good credit record the lower amount would be charged and for CCJ's and a very high LTV the higher interest rate would apply. The typical customer looking to borrow up to 70% LTV, on a freehold property, would expect to receive a rate of around 7% (Variable). Please remember that we offer a free broker service (We get paid by the lender) and as commercial rates are changing all the time it is best to fill in a Commercial Application and let us find the best rate we can for you. Leasing, bridging loans and other types of finance are available at different rates and on different terms. Is it safe to apply on-line and will the personal details I provide be secure? Unlike some other lenders/brokers your details are collected through a secure server using 128-bit encryption. This prevents your details from being viewed by any other party. We treat security very seriously. The application form/contact page does not load on my computer. This probably means the secure server, that the application/contact page runs on, is offline. It is possible for the rest of the site to function perfectly as none of this runs on a secure server. The problem is usually only temporary and you can try refreshing your browser. We will usually process your application within 1 hour during normal office hours and submit it to the lender that can provide the best rate for your business. Different lenders work at different speeds and they will contact you once they have reviewed your initial commercial loan application. Will a credit check have to be done on my company or business? Yes, at some stage a credit check will be done. By applying to Gallent Finance we aim that this credit check is only done once and we do this by matching your personal circumstances to a suitable lender. This prevents multiple credit checks having to be done that can actually damage your credit rating.
